Description: Landmark neo-classical /art deco 630,040 rentable square foot 34 story office and retail building.
Construction: Original construction (steel frame with finished concrete floor slabs) completed in 1931. Designed by Wilson & John Ely for The National Newark & Essex Banking Company.
Renovation: $55 million dollar renovation, including a full lobby restoration, new operable windows, elevators, flat and mansard roofs, upgraded electrical service & risers, HVAC, sprinkler and fire alarm systems, high speed telecommunication risers, facade restoration, and exterior lighting.

Comprehensive re-designs including removal of existing escalators creating a grand atrium and central Broad Street access way. Original lobby marble, plaster ceiling and brass restoration and new concierge desks. Restoration of original 25' plaster ceilings in the mezzanine level(former banking hall). Retail areas within this space are separated with glass curtain walls.

Common Areas:

Restoration of original era common hall light fixtures, wall refinishes and suite entrances. Original marble restoration. New signage package.

Recreation of original restroom fixtures with new and refurbished accessories. Installation of a handicap accessible bath on each floor.
Ceiling Heights: Slab to slab 10'8". . Slab to finished ceiling 8'1" in corridors, 9' in offices.
Floor Load: Approximately 80 lbs PSF live load.
